During the fast paced initial assessment, United Capital “passes” on well over 90% of Packages presented with a clear priority on “Quality” over “Quantity”.* Immediately after identifying a target tape, UC follows a very careful analysis approach during the “due diligence”, utilizing a number of different methods to ascertain a conservative, realistic value for each Package. We pay meticulous attention to detail, United Capital has refined the due diligence process to a science that better protects investors and mitigates as much of the risk as possible.
Once true market value has been determined and acquisition of the tape is recommend, United Capital then closes the purchase in approximately 3 days.* Whether United Capital takes title or brokers the Tape on behalf of an investor, we use the same conservative, thorough due diligence process; clears all titles using a National Title firm and provides liability insurance for all properties purchased.
For investors who choose to sell Packages quickly, United Capital has had consistent success in selling Tapes as a whole to other investor groups or by marketing parts to regional investors. UC also sponsors regularly scheduled sales event “Seminars” lead by nationally recognized real estate authors and seminar speakers, internet based sales “Webinars” and Auctions conducted by a national Auction house specializing in REO properties. This broad range of proven exit strategy options allows United Capital to dispose of investor properties quickly, while assuring the highest possible returns.
